Our investor network

Lucennio Property Limited has access to a network of property investors across the UK. We introduce sellers where the property and investor's current buying criteria fit. Availability of funds and willingness to buy must be established for each proposed transaction.

How we assess a possible match

Relevant questions include location, budget, property type, condition, tenancy, funding, due diligence and realistic timescales. Access to our network does not guarantee that a suitable investor will make an offer.

What makes a buying brief useful

A broad request for “UK property” gives a seller little to compare. An investor enquiry should identify the areas they can assess, the price range, acceptable condition and occupancy, and how a purchase would be funded. For a flat, lease restrictions and management information may matter; for a renovation, the scope of work and inspection requirements need to be clear. These are assessment questions, not a claim that every property or buyer is accepted.

An illustrative matching example

Suppose a seller has an empty house needing substantial repairs. An investor who only buys ready-to-let homes may not fit, even if they cover the postcode. A refurbishment buyer may be worth discussing, but the condition, budget, inspection requirements and funding still need to be assessed. This example explains the process; it is not a completed deal or evidence of a buyer currently available for your property.

Questions to ask about a proposal

  • Who is the proposed purchaser, and who will sign the agreement?
  • Is the price indicative, and which checks or conditions remain?
  • Does funding depend on borrowing or another property sale?
  • Which costs would the seller pay to third parties?
  • What is the next action, and who is responsible for it?

Compare those answers with an estate agent or auction proposal for the same property. A cash-funded purchase can still involve inspections, negotiation and legal work. Your own solicitor should assess the terms before you commit.

Your information and your choices

A website enquiry is not automatically distributed. We discuss a proposed introduction and sharing of identifying information with the seller first. Any relevant investor-paid fees or commercial arrangement will be explained before an introduction. Sellers pay no fee to Lucennio Property Limited.

For investors

Tell us the areas, property types and price ranges you consider, your funding arrangements and current capacity. Please do not send financial documents through the contact form. Registration of interest is not acceptance into the network or a promise of referrals.
