Instant Property Sale is a trading name of Lucennio Property Limited, company number 16014466. We provide property introductions and do not purchase properties ourselves.

Enquiries and introductions

An enquiry is a request to discuss your circumstances. It does not create a purchase agreement or guarantee an investor introduction. Provide accurate information and ensure that you have authority to discuss the property.

Seller fees

Sellers pay no fee to Lucennio Property Limited. This does not remove any charges owed to your solicitor, lender, existing estate agent or other third parties. Any relevant investor-paid commercial arrangement will be explained before an introduction.

Offers and timing

Investor offers may be below open-market value and subject to valuation, survey, funding and legal checks. Neither an offer nor a completion date is guaranteed. Ask your solicitor when a commitment becomes binding in your jurisdiction, including the differences between exchange of contracts and conclusion of missives.

Independent advice

Our content is general information, not individual legal, financial or tax advice. Obtain appropriate independent advice before entering an agreement. Nothing in these terms excludes rights or liability that cannot lawfully be excluded.
