How Long Does It Take to Sell a House?
There is no reliable completion date for an unspecified property and buyer. Break the sale into stages, identify what is outstanding and ask who is responsible for each step. That produces a more useful timetable than a generic promise of a sale in days.

Discuss my propertyStage 1: preparing and finding a buyer
Pricing, condition, buyer demand and the selling route affect this stage. Prepare accurate information and ask how buyers will be qualified. An early expression of interest is different from a proposal with the purchaser, price and conditions identified.
Stage 2: checking the proposal
Establish whether funding, inspections, valuation or another transaction remains outstanding. Ask which findings could change the price. A buyer with funds available may still need time to assess the property and legal position.
Stage 3: completing the legal work
Ask your solicitor to identify the work needed for this property and jurisdiction. Lease information, title questions, estate administration or tenancy matters can create dependencies. Avoid assuming an investor can bypass them.
Use a simple progress list
Record the next action rather than repeatedly asking for a new promised completion date.
- Outstanding item and why it is needed.
- Person or organisation responsible.
- Date requested and latest response.
- Expected next step and dependency.
- Whether it affects price, legal readiness or the proposed date.
Discuss a deadline honestly
Tell us the date you are trying to achieve and why. We can discuss whether an introduction is worth exploring, but cannot promise an offer or completion. Keep lender, court or onward-purchase deadlines under review with your own advisers.
Distinguish an accepted offer, exchange and completion
In an ordinary private-treaty sale in England and Wales, accepting an offer is not the same as exchanging contracts. Exchange creates the contractual commitment; completion transfers the purchase money and ownership. Auction terms and other UK jurisdictions can differ. Ask your solicitor which milestone you have reached before arranging a move around an assumed date.
An example of a useful progress update
Instead of recording “cash buyer, completion soon”, write “buyer identified; proof of funds requested; survey booked; lease information outstanding; solicitor to confirm the next legal step”. This is an illustrative checklist, not a promised process or timescale. It makes a delay easier to discuss because each unresolved item has an owner and a next action.
Prepare without paying for unnecessary work
List the documents and reports you already have, then ask your solicitor or agent what is actually needed. Obtain a quote and understand the purpose before commissioning new reports, repair work or clearance. Some tasks can run in parallel, but spending money does not by itself make a buyer ready or resolve a title issue.
