What to Expect from an Investor Offer

An initial estimate, a written proposal and a completed sale are different stages. The useful question is not just “how much?” but “what still has to happen for this buyer to pay that amount?”.

Discuss my property

At the initial discussion

Explain the condition, occupancy and any known issue accurately. Ask whether the figure being discussed is an estimate or an offer and what information it assumes. A figure given before inspecting documents or the property may need further assessment.

Request a written proposal

Keep the commercial terms together so you and your solicitor can review them.

  • Purchaser’s identity and proposed price.
  • Evidence of funding to be checked by your advisers.
  • Inspections, legal enquiries and other conditions remaining.
  • Circumstances in which the price may change.
  • Proposed timetable, costs and any exclusivity or reservation terms.

Before committing to terms

Compare other options and use your own solicitor. In England and Wales, an offer to buy the property is not itself legally binding until exchange of contracts. Separate agreements can create other obligations, so ask before signing or paying anything. The legal process differs elsewhere in the UK.

If the buyer revises the price

Ask what finding changed the proposal and request supporting information. Update your net-proceeds comparison rather than accepting because time has already been spent. Ask your solicitor what choices remain under any agreement you have entered.

Before treating the sale as complete

Rely on confirmation through your legal representative, not a buyer’s informal message or an online status. Agree practical matters such as access, keys and any contents through the sale process. An introduction is not a completed transaction.

Our role and fees

Lucennio Property Limited introduces sellers to potential investors where suitable. Sellers pay no fee to us. Ask about any investor-side remuneration and other costs before proceeding; retain independent advice on the proposed sale.

Frequently asked questions

No. Read the conditions and obtain legal advice about when obligations arise. A written estimate or conditional proposal is not confirmation that a sale will complete.

Use your own independent legal advice and ask about any suggested referral arrangement before deciding whom to instruct.
