Selling to Avoid Repossession

If mortgage payments are becoming difficult, contact your lender and an independent debt adviser promptly. Exploring a sale does not stop arrears, possession proceedings or court deadlines.

Get advice before committing

Discuss your circumstances and available arrangements with your lender. Obtain independent debt advice, and legal advice if court action is underway. Do not ignore notices or rely on a prospective buyer to resolve a deadline.

Work out the amount needed

Request current redemption figures and identify secured debts, early repayment charges and sale costs. An offer below the total needed can leave a shortfall. A solicitor and lender should confirm how that would be handled before you agree a sale.

Check a proposed sale carefully

Compare an investor offer with other realistic options, including the time available and the net proceeds. Ask who the buyer is, how the purchase is funded, which conditions remain and whether the proposed timetable is achievable. An indicative figure is not a completed sale.

Our limited role

Lucennio Property Limited can discuss a possible investor introduction. We cannot stop repossession, promise to protect your credit record or guarantee a completion date. Sellers pay no fee to us; obtain independent advice on your mortgage and debts.

Keep urgent advice separate from a possible sale

If you have received written notice that you must leave your home, GOV.UK explains how to find help through the Housing Loss Prevention Advice Service in England and Wales. A website enquiry or an investor discussion is not a substitute for responding to that notice. Scotland has a different repossession process; use advice for the jurisdiction where the property is located.

Prepare a short update for your adviser

Put the important dates and documents together so your adviser can assess what needs attention first. Share sensitive documents directly with the adviser through their agreed secure route.

  • Latest lender letter and the arrears figure it gives.
  • Any court or enforcement documents and the deadlines on them.
  • Income and essential spending information requested by your debt adviser.
  • Any actual written offer, buyer conditions and the solicitor handling the proposed sale.

If a buyer changes the offer or timetable

Ask for the revised terms in writing and tell your solicitor and adviser promptly. Recalculate the funds available after secured borrowing and costs. Continue following their advice while the proposal is assessed; do not let an unconfirmed completion date replace an official deadline in your plan.

Frequently asked questions

No. Continue communicating with your lender and advisers and meet any court deadlines.

You may remain liable for a shortfall. Obtain lender and legal advice before proceeding; a discounted offer can make the shortfall larger.
