Selling a House in Negative Equity
An investor sale may be unsuitable where the price will not cover mortgage redemption and sale costs. A discount can create or increase a shortfall, even if an estimated open-market value is above the mortgage balance.

Request an up-to-date redemption figure from your lender and ask about charges and other secured borrowing. Compare it with realistic offers and third-party sale costs, not just an online valuation.
An illustrative shortfall
If a property could sell on the open market for £200,000, the redemption balance is £180,000 and an investor offers £170,000, the shortfall is £10,000 before sale costs. These figures are illustrative and are not a valuation or typical discount.
Talk to the lender before committing
A sale that cannot clear secured balances may need lender agreement and a plan for the remaining debt. Do not assume a quick sale eliminates what you owe. Get independent advice before accepting terms or committing to a sale.
Explore alternatives
Contact your lender promptly if payments are difficult. Independent debt advice can help assess options alongside selling. An enquiry to Lucennio does not stop arrears, legal proceedings or repossession, and cannot guarantee protection of your credit record.
Allow for costs as well as the mortgage balance
Using the illustrative £170,000 offer and £180,000 redemption balance above, assume a further £3,000 of costs paid from the sale. The amount available to redeem the mortgage would be £167,000, leaving £13,000 to address. These are invented figures for explaining the calculation, not typical fees, a valuation or an offer. Replace every amount with a current written figure for your circumstances.
Questions before agreeing a discounted sale
Ask your solicitor and lender to explain how the proposed transaction could complete and what debt would remain. Record the answers before committing to terms.
- Does the redemption figure cover all lending secured on the property?
- Which costs are still estimates, and could interest or charges change the balance?
- How would any shortfall be funded, and what agreement is needed?
- If the offer falls after inspection, is the proposed sale still feasible?
When selling may not be the immediate answer
MoneyHelper explains that negative equity may have little effect on everyday finances if you can stay in your home and keep meeting the mortgage payments. If you need to move or cannot keep up payments, discuss your circumstances with the lender and an independent debt adviser. A lower investor price can worsen the gap; speed alone is not a reason to accept it.
